LIGHTING


GENERAL INFORMATION & REQUIRED DETAILS:

The Basis of Design (BOD) specifies performance criteria and provides sample products for your reference. The sample products noted are not required to be used in new construction projects as long as alternate product(s) meet all the necessary criteria.

  • All fixtures/bulbs should be LED and Energy Star rated.

  • All lenses must be acrylic; no glass.

  • Kelvin temperature:

    • Unit lighting: all lighting to be 3000 Kelvin color temperature.

    • Common area lighting: all lighting to be 4000 Kelvin color temperature.

  • Color Rendering Index (CRI):

    • Senior Properties: All lighting to have at least 90 CRI or better.

    • All Other Properties: All lighting to have at least 80 CRI or better.

  • If replacing fixture in same location use new fixture w/ same lumens or higher to provide effective lighting.

  • The project parameters (i.e. size of kitchen, integrated bathroom light and fan, etc.) should be established and architect/ engineer must confirm required light levels will be met with approved fixtures provided and required power will be provided.

  • Bulbs should be available at local stores and can be affordably purchased by residents.

  • Check with local utility for lighting rebates.

  • Do not install exterior fixtures that shine light upwards or into residential unit windows.

  • All exterior lighting should be controlled by photocell, not timers.
