This BOD section should be used in all new construction projects, in all rehab projects with elevator work in their scope, and when doing elevator replacements or modernizations.
FOR PROPERTY STAFF:
Reach out to a combination of national firms and well-established local firms for bids.
At least (3) bids should be received that detail necessary work and optional work.
Ensure there’s a service provider before purchasing. A proposal for ongoing maintenance service could also be considered.
When modernizing an elevator, include the necessary cabling for installing a video camera.
Walls/Panels:
Plastic laminate should be used for all panels throughout the interior.
Avoid using dark colors or dark wood looks.
No stainless steel.
Flooring: Vinyl plank is required. See the Common Areas Flooring section for general information, required details, and product options.
Lighting: See the Lighting section for general information and required details.
Cab Buttons:
Flat or Concave styles are required.
Material should be stainless steel.
Guides & Proximity Sensors: Both solid guides and proximity sensors are required at high-rise senior properties. They are recommended in all properties.
